Great location and management. Kitchens and flooring needs updating, Zero parking |Recommended: YesIts an apt complex so typical apt noises. Some building are closer together so you also get to hear your neighbors in another building. great location near the green belt trails. No parking and management has not come up with a plan to improve parking or establish some sort of control. right now is open parking. If no parking is available in the complex the option is to park near the entrance of the complex. Kitchen appliances are old, kitchens are dated. This complex also allows pets, residents let their pets go anywhere (even near the pool and work out area) so there are areas that smell. When I moved out after 15 months I was changed to $15 to replace the carpeting due to " excessive wear" carpeting looked the same as when i moved in, but it was old and at the end of its life so they decided to replace it and charge me . I did do a walk thru with the staff and there were no comments but that they would stretch and clean the carpet before re leasing. called to dispute the charge and have not received a call back. Be sure to document everything on the move in checklist to protect yourself. Even if you think it is a minor thing. In my opinion the "market rate" that is being charged to live there is high. I rented a 3 bedroom house in NW Austin for $9 more a month in comparison to my 2/2 units rent. I did enjoy the complex and the location. Management staff is very nice, responsive and helpful. If I needed to rent again i would consider CS.
I love its proximity to the Bull Creek Waterfall|Recommended: YesWonderful Frank Lloyd Wright style complex, with excellent staff and great neighbors. It is beginning to show its age in terms of interior items like cabinets and bathroom sinks, but is well maintained, and priced fairly. I particularly like how they worked around the trees on the property. Each unit has its own personality based on its front tree. The staff works diligently to keep the residents engaged, with things like recognizing a favorite pet of the month, and various things for the residents. I believe the primary draw for the residents, is its proximity to the waterfalls on Bull Creek. And because of it the residents are all laid back, and interesting conversationalists. I particularly enjoyed my conversation with the resident who has been here the longest... 14 years! I hope to follow in his footsteps. =)

Because of my financial situation I was uncertain about signing a lease. My rent has gone up twice during the last 7 months. It is my hope to stay here. Great Location, Buildings. Fantastic Staff & Maintenance. Resonably Priced. Bad Parking.|Recommended: YesPros- You live in the middle of the Bull Creek Green Belt. If you're an outdoor person this is a great place for you. The staff is the best I've ever come in contact with. Same goes for the Maintenance. They always address any issue the very next day after filling a request. They even have a "breakfast at the gate" once a month. The rent is very reasonable when compared to places closer to downtown or campus area. You get your own personal garage or parking space, but please read con section about other parking. Also Great Landscaping. Cons- If you have more than one car, or have frequent visitors, you will be engaged in a daily battle for parking spots. Some residents will not even move their car for weeks for the fear of losing a parking space. The apartments themselves are a little bit outdated compared to newer complexes( no Ethernet ports), but still are nice. The only television service provider is Time Warner (or DTV/Dish if your balcony faces the correct direction), so I have elected to get a TV antennae and use Netflix/ Hulu because I despise Time Warner. Maybe add another grill by the pool and have some sort of appropriate covering for them. All in all, I enjoy living here and am probably going to resign my lease.

Maybe a little confused right now?|Recommended: YesI like knowing I have a garage. I am moving to a smaller apt. due to a tremendous rent increase and don't like the lack of storage but will deal with it. I don't like all of the painting going on but I understand it and I'm sure it will look better! I think the green is really pretty and blends well with the Bull Creek setting, however the rust on the bottom (and especially on the arches) makes the buildings look like they are floating. They should be all green to ground them, or maybe a slightly darker shade of the same green would work. The pumpkin color you are proposing for the office and the four corner buildings is a hideous color! You need to paint all of the buildings the same. This is the hill country and not the UT area of Austin. I know you want to attract more tenants but you won't do that by pretending we are in an area we aren't. Us tenants talk about this on a daily basis as we walk our dogs! The flags out front are tacky. Maybe have some sort of an owner/tenant meeting to see what we think about our homes? I have dealt with a crazy neighbor, extremely noisy tenants above me, have reported several tenants not picking up after their dogs and endured a flea infestation due to the tenants next door on the other side, and I still want to live here because of the location and the size of the complex. I appreciate all of the brunches, etc, but I am always working so I haven't been able to attend one yet. We all miss Shelly and the way she connected with all of us. Amanda has helped but it just isn't the same now.
So far, so good.|Recommended: YesI really enjoy the private access to trails, the layout of my apartment, the amount of windows, the hard wood floor, the washer and dryer in unit. I can hear the people above me quite well, more so than in my last complex - but it's not make or break. Parking is a little difficult at times, but not as bad as the reviews make it out to be.

Quiet, peaceful place with older, mature residents|Recommended: Yes It is peaceful and quiet, very well run. Even the pool area is quiet. My dog and I love it. The only 2 negatives: having guests over with lack of parking and turning left on 360.
Support and maintenance staff do a wonderful job|Recommended: NoJust how wonderful the maintenance staff and office support staff. But the grounds are not well cared for except right at the entrance. Noise is a big problem. Kitchens and bathrooms need updating. But otherwise, great place to live.
A great place for a short time.|Recommended: YesI love the green, the wildlife, the location near Bull Creek and the floor plan but the apartment is very dark. I don't like the traffic on 360 but I like the beauty of 360.
